# Leesburg Kitchen & Bath > Leesburg Kitchen & Bath is the kitchen and bathroom remodeling practice of Nautilus Builders, based in Leesburg, Virginia, and serving Loudoun County. Bob Lipovsky has built in Northern Virginia for more than 40 years. Nautilus has finished more than 1,000 projects. This file is the detailed brief. The public page stays short on purpose. Homeowners send a photo of the kitchen or bath. By the next business day they get two things: whether the job is a refresh or a remodel, and a price band. The read is free. Phone: 240-623-6235. Email: Bob@NautilusBuilders.com. ## Service area Based in Leesburg. Works across Loudoun County, including Ashburn, Sterling, Brambleton, Lansdowne, Purcellville, Hamilton, Round Hill, Lovettsville, South Riding, Aldie, and Middleburg. Leesburg is home base, not the limit. Eastern Loudoun calls are often late-1990s and 2000s builder kitchens and townhomes. Western Loudoun calls are often larger lots and incorporated towns. Interior work in the Town of Leesburg historic district does not go to the Board of Architectural Review. Exterior changes, such as windows and doors, do. ## What they remodel - Kitchen refresh: same layout, new fronts or cabinets, counters, appliances, lighting, and floor. - Full kitchen remodel: new layout, opened wall, island, relocated plumbing and mechanicals. Design-build, so structural work stays in-house. - Primary bath and hall bath, including tub-to-shower conversions. - Aging-in-place bath: curbless shower, bench, grab-bar blocking, wider door, better light. It is not meant to look clinical. ## Permits Loudoun County issues the residential building permit. Electrical, plumbing, mechanical, and gas permits are separate when those systems change. The county publishes the residential alteration building permit as 1% of construction cost plus a $130 plan-review fee. Trade permits are extra. If the house is inside an incorporated town (Leesburg, Purcellville, Middleburg, Hamilton, Round Hill, Lovettsville, or Hillsboro), that town’s zoning permit is approved before Loudoun County will issue the building permit. Cosmetic work that does not move structure or systems, such as painting and refacing, often does not need a building permit. Confirm current fees with Loudoun County Building and Development. This is a summary, not legal advice. HOAs in Ashburn, Brambleton, Lansdowne, and South Riding usually regulate dumpsters, parking, and work hours, not interior finishes. ## Price There is no single published price. Homeowners inquire with budgets from under $30,000 to $150,000 and up. A kitchen refresh that keeps the layout costs less than a remodel that moves walls or plumbing. A hall bath costs less than a primary bath rebuilt around a curbless shower. The photo read returns a band for that room. The 2025 Cost vs. Value report found that a minor midrange kitchen remodel in the Washington area recouped about what it cost, and a major midrange remodel recouped roughly half. Resale recovery is not a quote and is not the only reason to remodel. ## Timeline No week count is promised before the room and the permit path are known. Town review, when it applies, happens before construction. A timeline comes with the read. ## Pages - [Home](https://leesburgkitchenandbath.com/): Kitchen and bath remodeling in Loudoun County, VA.
